When is the best time to Invest

The investment world has been very volatile and uncertain since the GFC in 08. It continues to be so with predictions these conditions will prevail in 2012.  European debt crises, high unemployment in America and a two speed domestic economy being the main reasons driving these conditions. The Australian All Ordinary200 index today sits at the same levels it was in 2006 – very ordinary pardon the pun!

I was reading an interesting article in ‘The Australian’ which I have inserted below as I wanted to share it with you. It highlights the following points:

  • The chronic shortage of housing supply we are facing now and in the future.

    You see when supply is short – demand will be high and it will ensure good rental returns and capital growth. It's a great time to invest and take advantage of this opportunity sooner rather than later. It’s a buyers’ market, developers are offering great incentives. Interest rates are tipped to go down again and you can still get $10K Qld Building bonus which is now in force till the end of April. So act now as you know how quick the last three months cruised by!       

The National Rental Affordability Scheme (NRAS)  – a federal and state funded incentive which has tremendous benefits to the astute investor.

In the newspaper article, NRAS is referred to as a long term government solution to ease pressure on high rents for tenants.

The benefits for us as investors are the following:
- OVER $100,000 tax free rebate over a 10 year period, this has to be the best incentive I can think of
- Higher negative gearing benefits producing a higher tax rebate
- a highly attractive rental proposition to the prospective tenant
and in many cases it could be a cash positive investment right from the start
